Flat 18: Overpriced mouldy studio

The building had a concierge and was secure to live in. There was a huge humidity issue in the flat, the mould was growing on the walls and the condensation was constant on the windows. Constant use of a powerful dehumidifier was required to keep it suitable for living. Heating is electric as because the insulation is non-existent, the bill was sky-rocketing but the inside temperature was barely reaching 18 degrees in winter. There was an issue with water supply for 2 days in winter. The flat was not very well cleaned when I moved in, so it had to be deep cleaned by me upon moving. In order to have any hot water in the sinks you had to turn on the boiler and wait for half an hour. The shower was electric.

Energy certificate (EPC)

Don’t forget to check the energy certificate of the home you’re viewing: it shows how much the home costs to heat. Every rented home needs one, and the landlord or agent must show it to you before you rent. In England and Wales, a home rated F or G can only be rented out if the landlord has registered an exemption.

What each rating means

AExcellent: very low bills, and it keeps warm easily.
BVery good: lower bills than most homes.
CGood: better than a typical home.
DAverage: typical bills, and some rooms can be slow to heat.
EBelow average: higher bills, and it can feel cold or draughty.
FPoor: high bills, hard to keep warm, and a higher risk of damp.
GVery poor: very high bills and a cold home.

Our advice: whatever the rating, ask for last winter’s energy bills before you sign, and check for draughts, condensation and mould.

Safety: is this a safe area?

Much higher than average for London

Be careful here. The main risk is pickpocketing and phone snatching. Busy central areas with lots of visitors, shops and nightlife always look high, because crimes against visitors are counted but visitors aren’t residents.

Camden recorded 174 crimes per 1,000 residents in the year to June 2026, against 101 across London and 85 across England and Wales (ONS).

What the police recorded nearby

In August 2026, police recorded 1,168 crimes and incidents within about a mile of this postcode. The most common were:

Anti-social behaviour257
Violence and sexual offences252
Shoplifting167
Other theft113
Vehicle crime77

A mile around a postcode takes in main roads, stations and shops, so busy and central areas always have higher numbers. The figures don’t tell you how safe one street or building is.

What this means for you. Every area has some crime, and busy ones record more. Use these figures to see which problems are common here, not to judge one street or building.

The most reported problem is anti-social behaviour, like noise, rowdiness or nuisance in the street: visit in the evening to see what it’s like.

Car crime is common here: if you have a car, ask about safe parking.

“Violence and sexual offences” covers everything from harassment and threats to assault, and many cases are between people who know each other.

Do

  • Walk the street in the evening as well as in the day before you sign, and check the front door, the locks and how the entrance works.
  • Use your phone away from the kerb, ideally with your back to a wall or inside a shop, and keep looking around you.
  • Use cash machines inside banks or shops when you can, especially after dark. Cover the keypad and put your cash and card away before you walk off.
  • Lock the door and windows, even when you’re in, and plan a well-lit route home at night.
  • Save 999 for emergencies and 101 for everything else. On trains and at stations, text British Transport Police on 61016.

Don’t

  • Don’t walk along with your phone held out near the road, where thieves on bikes and scooters can grab it.
  • Don’t count your cash at the machine, or accept “help” from a stranger there. If anything looks stuck to the card slot, use another machine.
  • Don’t leave bags, phones or laptops on view in a car or on a café table.
  • Don’t let strangers follow you in through the building’s front door.
