Spacious, but quirky flat.

The building isn't great, and communication with landlord & agent was poor. When initially moved in, the electricity & gas wasn't connected to the property because it was a prepay only, but to top up the owner should have notified that new tenants are moving in. Because we moved in in winter, first two nights without heating and no electricity was a horrible thing. 0 accountability on that issue. In general, moving in was a pain. There was, for example, no explanation of say what to do with bins (e.g. there many bins in the backyard, you are supposed to bring some of them to the back road on some particular days of the week, and it's not straightforward). However, the flat itself was quite spacious if it's for 2-3 people. Sound isolation was good. At one point rats infested the building, but the owner quite swiftly dispatched specialists to deal with it. There was another issue with high humidity - you need to have own dehumidifier. The shower is weird, previous tenants caused leakage. And it seems there may be some issue with water being in the bottom of master bedroom walls, and floorboards. It's only visual damage, didn't meaningfully affect the stay. The area itself is nice-ish and relatively safe. Great to have many shops around, easy walk to rail station, historical centre etc. Super fast wifi possible to set up. The flat planning is weird (however, many flats have this). In particular, exit to backyard is via middle of master bedroom (if you want to have a big bed it makes it weird of where to put it), and the back door didn't have a proper lock to it. This was kind of fixed a few months later. Check if it was renovated since - if not, then price should be at or below market rate in my opinion.

C
Energy rating C (77 out of 100)
What this means for you. Good: better than a typical home, but not perfect. Our advice: ask for a recent energy bill, check that the windows close tightly, and look for condensation on the glass, an early sign of damp. The typical home in England and Wales is rated D. Your bills also depend on how you use the heating, your energy tariff and how many people live there. More about EPC ratings

Safety: is this a safe area?

Higher than average for Cambridgeshire

Take care here. The main thing to watch is bike theft.

Cambridge recorded 94 crimes per 1,000 residents in the year to June 2026, against 74 across the Cambridgeshire area and 85 across England and Wales (ONS).

What the police recorded nearby

In August 2026, police recorded 810 crimes and incidents within about a mile of this postcode. The most common were:

Violence and sexual offences204
Anti-social behaviour152
Shoplifting118
Bicycle theft73
Public order59

A mile around a postcode takes in main roads, stations and shops, so busy and central areas always have higher numbers. The figures don’t tell you how safe one street or building is.

What this means for you. Every area has some crime, and busy ones record more. Use these figures to see which problems are common here, not to judge one street or building.

Bike theft is common here: ask whether there’s locked bike storage.

“Violence and sexual offences” covers everything from harassment and threats to assault, and many cases are between people who know each other.

A lot of shoplifting usually just means there are many shops nearby.

Do

  • Walk the street in the evening as well as in the day before you sign, and check the front door, the locks and how the entrance works.
  • Use your phone away from the kerb, ideally with your back to a wall or inside a shop, and keep looking around you.
  • Use cash machines inside banks or shops when you can, especially after dark. Cover the keypad and put your cash and card away before you walk off.
  • Lock the door and windows, even when you’re in, and plan a well-lit route home at night.
  • Save 999 for emergencies and 101 for everything else. On trains and at stations, text British Transport Police on 61016.

Don’t

  • Don’t walk along with your phone held out near the road, where thieves on bikes and scooters can grab it.
  • Don’t count your cash at the machine, or accept “help” from a stranger there. If anything looks stuck to the card slot, use another machine.
  • Don’t leave bags, phones or laptops on view in a car or on a café table.
  • Don’t let strangers follow you in through the building’s front door.
